About KYO-ISUKE INN
- What is the difference between regular ryokans(Japanese inn) and KYO-ISUKE INN?
- KYO-ISUKE INN is a traditional Kyo Machiya (Kyoto style house) style architecture and the whole house can be chartered privately. There is no interference with other guests and you can use the entire space for your own to relax.
- There is no staff in the facility? Is there a front desk?
- There is no staff in the house, but there is an office in front to take care of the guest needs. There is certain hours with no staff. It is not 24 hours operation. Staffs get sleep at night but we respond to an emergency even during the night time.
- Can we bring our own food and drinks?
- Yes, you can. Tableware and cutleries such as dishes, wine glasses and chopsticks are available and you can enjoy the meal delivered or bought from outside in the house. Also we can arrange the delivery of Kyoto style Kaiseki meal.
- Can we make noise until late in the evening?
- No. KYO-ISUKE INN is located close from the station in the convenient area with restaurants and shopping buildings but the district also has many residence and becomes very quiet in the evening. Please refrain from making noise between 20:00 to 08:00. Also please consider the neighbors for your voice and sounds even during the day time it can be easily heard.

- Is internet service available?
- Yes, we have free Wi-Fi for guest use.
- Is Machiya clean? Isn’t it inconvenient?
- Preserving the bases of the 100 years old Machiya house, we have renovated water section equipments so that guests can have access to clean and easy facilities to use. Air conditioners are also equipped for your comfortable stay.
However, please be careful with the steps, the low ceilings and the steep stairs which are the characteristics of Machiya house. Also we consider well about the life sound for neighbors as walls are fairly thin.
- Can we cook at the kitchen?
- Due to the prevention of fires, cooking or any sort of activities using fires are prohibited.
Kyo-Machiya is an extremely rare historical and traditional architecture and is not possible to re-build according to the current building standards law.
You can enjoy simple cooking using a casserole, toaster oven and microwave alternatively.
Also the house is located in the heart of Kyoto where you can find many restaurants for Kaiseki or Obanzai style meal and café.
Please do not hesitate to contact us for more information and delivery arrangement.
- Is tableware available?
- Yes, different sized dishes, cups, wine glasses, mug cups are available.
Forks, spoons, chopsticks, knives, Kitchen scissors, wine openers are also available.
Cooking utensils such as pots and frying pans are not available.
- Is there a car park?
- No. We are afraid that a private car park is not available. Please use the toll car park which is a minute away from the hotel.
※Opening, closing of the car parks and the change of the parking fee in the area occurs quite frequently. Please check the inscription of the facility.
※Those car parks are not owned nor managed by us. Please note that KYO-ISUKE INN is not responsible for any troubles, robbery and accidents at or nearby those car parks.
- Can we smoke in the house?
- No. Apology for habitual smokers, but smoking is prohibited due to the prevention of fires including in the building, at the backyard and corridors. Throwing the used cigarette butts in the garbage bin is also strictly prohibited.
Please be noted that there are also some areas that has restriction for smoking on the street in downtown district.

- Can we bring pets?
- No. We are afraid that pets are not allowed.
- Do we make the bedding ourselves?
- No. We make the bed prior to your arrival so that you can rest whenever you like.
Only we may ask you to do it when you wish to make a bedding on the 1st floor as it will be prepared folded.
- We will be staying with 2 families. Can we have 2 entrance keys?
- Numeric keypad locks are used for Mukadeyacho Otonari and Mukadeyacho Hokomachi house and there is no key. You can enter with the code number.
For Mukadeyacho house, 2 keys can be provided.
- How many bed rooms are there? Can we keep the privacy of the bedrooms?
- Mukadeyacho Hokomachi house has 3 rooms. 2 bedrooms on the 2nd floor can be separated by the sliding door and each rooms has its own entrance.
The Japanese living room on the 1st floor can be an individual room when you close all the sliding doors and it can be used as the 3rd bedroom.
There is no interface to go to the toilet and bathroom.
Mukadeyacho Odonari house has 2 rooms. Those rooms on the 2nd floor can be separated by the sliding door but you need to pass the first room to go to the other room on the back.
We can also prepare beddings on the 1st floor Japanese room but you need to pass through this room to go to the kitchen and bathroom. Toilets are accessible without being interfered on both the 1st and 2nd floor.
Mukadeyacho house has one bedroom on the 2nd floor.
Room details
- Can we lock the bedrooms?
- No. The bedrooms cannot be locked.
- Is there a washing machine?
- Mukadeyacho Hokomachi and Mukadeyacho Otonari house have washing/dryer machines.
Mukadeyacho house has a washing machine with simple dryer. You can also use the bathroom clothing dryer and drying space. Detergents are available.
※Please do not wash the towels and linens provided by the house.
Check-in, check-out
- What time can we check in?
- Check in time is between 3:30PM to 8:30PM. Please inform the arrival time in advance as our staff will be waiting at the reserved house. Please inquire if you need to check in before or after these check in hours.
- Do we go to another location for check in?
- We will proceed a private check in at the house. Staff will be waiting for you at the requested check in time and there is no need to go to another place.
- What time is the check out?
- Please check out by 11AM.
- Can we do self check in?
- According to the regulation of the city of Kyoto, it is required to explain about the facility in person. A staff will meet you at least once upon arrival for guests’ and neighbors’ safety.
In order to prevent the pandemic of infectious disease, one staff will check you in wearing a face shield and masks. Guests will be using a sanitized pens to fill out the accommodation card and staffs will be using his/her own pen.
- Is it possible to check out early in the morning?
- Yes, it is possible.
You can check out anytime you would like but please be noted to be quiet especially when you pack your luggage.
- Can we leave our bags until check in time on the day of the arrival?
- Yes, you can after 7AM. Please contact us in advance. Please note that there are cases that we cannot take the request due to circumstances.
- Can you keep our luggage after check out?
- Yes, we can until 8PM. Please contact our staff and inform the time you would like to pick up your luggage.
- We would like to send the luggage in advance as we have many, can you received it for us?
- Yes. Please set the delivery for the morning time of the arrival date. The address of the recipient needs to be our office, please inquire by email.
Reservation, fee
- Is there any other charge apart from the accommodation fee?
- Please pay accommodation tax in cash upon arrival.
Tax amount per person/night fee (tax excluded)
Less than ¥20,000 → ¥200
More than ¥20,000 and less than ¥50,000 → ¥500
More than ¥50,000 → ¥1,000
Cleaning fee, fuels and light expenses and consumption tax are included. No other charge will occur if you do not request for optional services.
- How can I change the number of the person after confirming the booking?
- You can change by internet if you made a booking through a site apart from our official homepage.
If you made a booking through our homepage, please email us the detail. You can change within the capacity but the fee will differ according to the number.
Cancellation
- Can I cancel the booking?
- Yes, you can cancel with the following charge.
On the arrival date or no show ... 100%
From a day before the arrival date ... 80%
From 14 days until 3 days before the arrival date ... 50%
※The specific policy will be prioritized in case it is set for each plans. Please check each terms and condition.
- Can I cancel only the optional services?
- Yes. Cancel policy is set separated from the lodging, please check the terms and condition.
Service and the other
- Do you make rooms if we stay more than 2 days in a row?
- Yes. In order to maintain the eco friendly operation, we clean the room replace the towels and linen every 2 days. Towels are provided for 2 days. Please contact us if you need more towels or require anything else.
For those who do not require changing the lines, we can offer a cup of coffee brewed in a café in Kyoto. (Please note that the offering may be changed.) We appreciate your cooperation to protect the environment.
- Do you have a shuttle service from Kyoto station?
- No, we are afraid not. We are able to arrange a taxi for your arrival but the fee will be rather expensive as it is reserved as a hire car. We recommend you to take one from the taxi stand at the station.
For your departure, we are happy to arrange a regular taxi.
- Do you have rental bicycles?
- No but there is a bicycle rental shop nearby you can use.

However please note to return the bicycle on the day as there is no parking space at our house.
- We would like to send the luggage in advance as we have many, can you received it for us?
- Yes. Please set the delivery for the morning time of the arrival date. The address of the recipient needs to be our office, please inquire by email.
- We would like to order Osechi meal for new year by internet, can you receive it for us at the year end?
- Yes, we can but only for those who will stay on the 31st of December. Please set the delivery time for the morning of the 31st if possible. The address of the recipient needs to be our office, please inquire by email.
- We will stay to celebrate the birthday. Can you receive a cake we order?
- Yes, we can receive it and keep in the fridge of the house you will be staying at. Please set the delivery for the morning time of the arrival day. The address of the recipient needs to be our office, please inquire by email.
- What can you do if we would like you to decorate the room for the birthday?
- We can decorate the room with balloons.
We can either prepare before the arrival or while you are out during your stay. Please note that there are cases we cannot take as it may take time to prepare.

- Can we leave our bags until check in time on the day of the arrival?
- Yes, you can after 7AM. Please contact us in advance. Please note that there are cases that we cannot take the request due to circumstances.
- Can you keep our luggage after check out?
- Yes, we can until 8PM. Please contact our staff and inform the time you would like to pick up your luggage.
- Where should we call for emergency?
- We will share the emergency number when you check in.
- What happens if we damage the building or furniture?
- Regardless of intention or fault, you will be asked to pay for the entire expense.

当宿では、お客様に安全かつ快適にご利用いただくため、利用規約を定めております。宿泊約款第10条に定めのあるとおり、その遵守にご協力いただけますようお願い申しあげます。 遵守いただけない場合はやむを得ず、ご宿泊をお断り申し上げ、場合によっては損害をご負担いただくこともございますので、特にご留意いただきますようお願い申しあげます。
火災予防上お守りいただきたい事項
- 火災の原因となる、ご喫煙、火を使用しての調理はご遠慮くださいませ。
- 宿内に暖房用、調理用等の火器およびアイロン等の持ち込み、ご使用はご遠慮くださいませ。
- その他の火災の原因となるような行為はご遠慮くださいませ。
- 消防用設備等のいたずらは、安全の維持に支障が生じますのでご遠慮くださいませ。
- 京町家は大変貴重な歴史的伝統建築物で現行の建築基準法では二度と再現できません。また、木造のため、火災に大変弱い建築物となっております。
保安上お守りいただきたい事項
- ご滞在中、当宿からお出になられる際には必ず施錠をご確認くださいませ。
- ご訪問客との当宿内でのご面会はご遠慮くださいませ。
お支払いについて
ご宿泊開始日の2週間ほど前(プランによっては1か月ほど前)にクレジットカード決済請求書がメールにて届きます。
カード決済手続きを72時間以内にお願いいたします。
※ご入金がない場合、ご予約はキャンセルとなりますのでご注意ください。
※ご宿泊日が3日後以内の場合はチェックインの際に日本の通貨またはクレジットカードにてお支払下さい。
※キャンセルの場合はキャンセル料を差し引いて返金されます。
ただし、予約サイトなどを利用してのご予約に関しましてはその定めによります。
その他お守りいただきたい事項
- 当宿において近隣住民の迷惑となるもの、犬、猫、小鳥、その他の動物、発火又は引火性のもの、悪臭を発するもの、その他法令で所持を禁じられている物のお持ち込みはご遠慮くださいませ。
- 当宿で、高声、放歌、喧騒な行為、賭博、風紀、治安を乱すような行為、近隣の方への迷惑になるような言動はご遠慮くださいませ。特に夜10時~朝8時の間はお静かにお願いいたします。お守りいただけない場合は、ご退去いただくこともございます。その際、宿泊料金の返金はいたしかねます。
- 当宿の許可なく、営業行為(展示、広告、宣伝、販売)等の宿泊以外の目的にご使用にならないようお願い申しあげます。
- 当宿の施設、備品の現状を著しく変更したり、用途以外にご使用になることはおやめください。
- 風呂及び洗面所、台所のご使用後は必ず給湯水を止めてください。もし流し放しであふれさせますと、隣家に被害が及ぶ場合がございますのでご注意願います。
- 施設内での染毛・漂白剤等の使用はご遠慮くださいませ。
- 未成年者様のみのご宿泊は、保護者様の許可がない限りお断りさせていただきますのでご了承くださいませ。
- エネルギーを大切に使うため、節電、節水にご協力をお願い申しあげます。
